Most important to know – your property has to be shown to its potential tenants in excellent condition. Everything has to be as clean as possible – especially the kitchen appliances, cupboards, and bathrooms. 

Consider hiring a professional maintenance team to do the painting, cleaning and fix ups between tenancies. **** Providing a clean and habitable property is among your responsibilities as the rental lawful owner. 

Make sure your landscaping looks great for curb appeal. 

Look carefully to see if your mailbox or front door need cleaning, fixing or painting – First Impressions Last! 

Patios and walkways should be pressure cleaned. 

Repaint entire property interior with off-white paint. A semi gloss or satin paint is best as the walls of the residence can be washed when fingerprints and smudges appear. 

Increase the existing lighting by adding bright bulbs where needed. 

Replace old blinds if needed. Blinds must open and close properly 

Shampoo carpets for deep cleaning and deodorizing. 

Check all plumbing for leaks or water pressure. This way you can take care of problems prior to a tenant moving in. 

Clean professionally your air conditioning unit and add a clean filter. It is always advised to leave about 12 filters at the home for the new tenant to use during the year. 

You will attract the BEST tenants by doing the few things listed above. Sure this may cost a few dollars, but you will rent FAST.
